Buying a Home will likely be the largest and most important purchase you will make. I am proud to specialize and provide valuable insight in this great Caledon and Bolton Real Estate Market and I strive to make your buying process as comfortable and worry-free so that when the time comes to settle on a home, you can do it with the confidence that you’ve made a well-informed choice.

1. KNOW THE HOME BUYING PROCESS
Defining your goals, planning carefully and dealing with financing issues are the first steps to a successful home purchase. You will need the services of a Real Estate Agent, Financial Advisor or Mortgage Broker, Lawyer, and a Home Inspector. All will offer you expert skilled professional information and services to help get you to the finish line with confidence.

2. GET PRE-APPROVED FOR FINANCING ... SHOP FOR A MORTGAGE FIRST
Know in advance what you can afford. Getting a loan pre-approval is the smart way to shop for a home. Qualifying for a mortgage is not the same as approval, being approved gives you an accurate sense of your ideal price range.

3. KNOW YOUR NEEDS AND WANTS
Once you have decided where you would like to live, consider which home features are important to you. Outline what you really need and want, and can afford to buy. Please fill out my Home Buyer’s Checklist to help determine these features for your new home.

4. SHOP FOR YOUR NEW HOME
Almost 80% of all home searches begin on the internet. Buyers can search listings, view photographs and virtual tours of numerous properties for sale and I encourage you to do so. As your Real Estate Professional I can help; I have expertise and in-depth knowledge of the current housing inventory in the Caledon and Bolton Community, I personally inspect every new property listed with the Multiple Listing Service (MLS). I can narrow down the list of prospective homes to those that best suit your needs and I have access to new property listings the minute they are offered for sale, days before they are accessible to the general public. This is a huge asset to you as a day can make a very big difference when you find that your dream home may have sold before you even knew it was for sale.

5. USE A REAL ESTATE AGENT TO REPRESENT YOUR PURCHASE
Your Agent is a Real Estate Professional for a reason … I know the housing market extensively and will know many details of the property that you will not have insight into and I know the many steps to a successful purchase. Buyers will not have access to this information and without professional assistance, will not be able to determine a fair market price. 6. READY TO BUY ... YOU MAY HAVE TO MOVE QUICKLY
Buyers don’t want to hear this, but In the Bolton Marketplace, good properties move fast. You can rely on my expertise to help get you prepared if the need arises to make rational decisions quickly. If you find your perfect home today, but are hesitant to move forward, you may be disappointed because it will be gone. However, I never pressure my clients, go with your gut, if it does not feel right, don’t do it.

7. BE PREPARED WITH A DEPOSIT
A deposit can make a significant difference when presenting an offer. Your deposit and the amount of your deposit is a crucial component in your Offer To Purchase and it indicates to the sellers that you are serious about your purchase.

8. LEGAL REPRESENTATION
Before your Real Estate Transaction is complete you will need to contact your Real Estate Lawyer to handle important legal details related to the closing of your transaction and to ensure clear title to the property that you have just purchased.

9. ALWAYS GET A HOME INSPECTION
A Home Inspector is a professional in their industry, they are experts in construction, building and safety issues. They bring good evaluation standards and will supply you with an extensive written report. I am always present with my clients during their home inspection. You will gain in-depth knowledge of the property you are purchasing.

10. ASK QUESTIONS ... FEEL COMFORTABLE
Never hesitate to ask questions. You should feel comfortable with your Realtor®. I encourage my clients to ask as many questions as necessary to help them understand the entire Home Buying Process.
